1. Services Offered

AK Construction LTD specializes in luxury building and residential services across London, including:

  • Full Property Refurbishments & Luxury Renovations
  • Kitchen, Bathroom, Flooring, Carpentry, and Smart Home Upgrades
  • Interior & Architectural Design Services
  • Electrical, Heating, Plumbing, and Exterior Landscaping Works
  • Pre-Arrival Property Preparation & Post-Departure Inspections
  • Housing Compliance Inspections (Gas Safety, EICR, Fire Safety, Legionella, Structural Checks, Landlord Compliance Packages)

2. Quotations, Project Contracts & Payments

  • Quotes & Proposals:All written quotes are based on initial site surveys and specified scope of works. Quotes remain valid for 30 days unless stated otherwise.
  • Scope Changes:Any modifications, additions, or variations to the agreed architectural/construction scope will be documented in a written variation order and may incur additional charges.
  • Payment Terms:Works are executed according to a agreed payment schedule (e.g., initial deposit, stage payments, and final completion payment). Final handover or compliance certification is subject to full settlement of accounts.

3. Client Responsibilities & Site Access

  • Property Access:Clients must provide clear, safe, and unhindered access to the property for site assessments, construction teams, and certified inspection engineers.
  • Approvals & Permits:Unless explicitly included in our service scope, clients are responsible for securing necessary building owner consents, leaseholder approvals, or planning permissions required for major renovations.
  • Information Accuracy:Clients must provide accurate details regarding property boundaries, existing structural modifications, or utility configurations.

4. Housing Compliance & Inspections

  • Compliance certificates (GSC, EICR, Fire Safety, etc.) are issued by qualified, independent, or certified engineers following physical testing.
  • If a property fails an inspection check, AK Construction LTD will issue a remedial action report. Certificates can only be issued once necessary safety repairs are completed and re-inspected.

5. Warranties & Workmanship

  • AK Construction LTD warrants that all construction, electrical, plumbing, and installation works will be performed with professional skill, care, and high-quality materials in compliance with UK Building Regulations.
  • Manufacturer warranties for equipment, fixtures, appliances, or smart home electronics installed by us will be passed directly to the client.

6. Limitation of Liability

  • AK Construction LTD shall not be held liable for project delays caused by factors outside our reasonable control, including unforeseen structural defects hidden behind existing walls/floors, extreme weather conditions, or supply chain delays (Force Majeure).
  • We are not liable for pre-existing structural issues, moisture damage, or illegal modifications performed prior to our engagement unless specifically commissioned to inspect and repair them.

7. Intellectual Property

All architectural drawings, 3D renderings, interior design concepts, mood boards, and content created by AK Construction LTD remain our intellectual property and may not be reproduced or transferred to third-party contractors without our express written consent.

8. Governing Law

These Terms and Conditions are governed by and construed in accordance with the laws of England and Wales. Any legal disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
